Located East of the Second Narrows Bridge. This neighborhood spans from along the waterline, all the way up into the Indian Arm. Being a bit further from central  North Vancouver, you can expect more nature, unobstructed views, and privacy.

Transit and Walkability 

The walkability in this part of the North Shore is pretty good. Good for those who live closer to the main roads, because if you don't, you might be on a bit of a walk to get to any bus routes or shops. This applies mostly to residents in the Northern and Eastern corners of the Indian River. Busses do run along the main roads frequently, but transit is a bit tricky here. Indian River residents who live further up the Indian Arm are out of the transit region, and some homes even in Roche Point and Dollarton face the same problems. 

School 

Schools in this area are Dorothy Linus (french immersion) and Sherwood Park Elementary. Two incredible elementary schools that offer a wide range of programs to give your child not only the best primary education but also the best experience! 

Seycove Secondary: known for its tight-knit community and smaller class sizes. Some programs they offer are Athletics, Awards & Recognition, Basketball Academy, Choices, Grade 7/8 Transition, Library, Music, NVSD Summer Programs, Online Learning (OL), Peak Performance Program, Performance Learning Program, Scholarships, Theatre, and Work Experience.

 

Windsor Secondary: a vibrant and inclusive school with an option for French immersion, a great athletic program, and amazing facilities such as a Football field, Soccer field, Tennis court, and Track and field oval. It is known for its strong athletic programs. This school has a wide variety of programs. To name a few, there are Academies, Visual & Performing Arts, Athletics, Career Education/Work Experience, French Immersion, Counselling, Course Programming, Grade 7/8 Transition, and Indigenous Education.

Amenities and Points of Interest 

There are some fantastic recreation options in this area. This really is a golfer's dream. If you can’t live directly on the course, you can live steps away from one. Seymour Golf and Country Club and Northlands Golf Course are both located within the neighbourhoods.

Indian River Park is a system of informal trails that wind through the Indian River neighbourhood linking forest greenbelts, schools, and parks. These neighbourhood trails are worth exploring. Try the trail access points at Indian River Park on Indian River Drive.

Cates Park goes without saying, this is one of the best waterfront parks on the North Shore. A convenient boat-launch area for locals, a popular place to bring kayaks, and the perfect spot to camp out for the day.

Cons 

Roche Point: Leasehold Properties are not ideal for everyone. This means after a certain amount of time (usually 99 years) all developments go back to the first nation community. Dollarton Highway is also a busy road, homes close by could be affected, especially during rush hour. You also have to keep in mind that you are a little far from the heart of  North Vancouver.
