Pemberton is a small area bordering West Vancouver to the West and Marine Drive to the South partially. Many residents choose this neighbourhood for its close proximity to Lions Gate bridge and amenities on Marine Drive. It is an area that was developed after World War II and has seen a remarkable growth since that time. Most recently this area is considered “Walking distance to Edgemont Village” thus increasing its property values. This area is desirable because of its proximity to Edgemont Village, as well as Lions Gate Bridge and Marine Drive and most importantly its location in sought after school catchments. When buyers are searching for homes in the Edgemont Village area, Capilano is one of the four real estate neighbourhoods they consider.

Capilano Elementary and Handsworth Secondary, serving grades K-7 and 8-12 respectively, are two highly regarded schools in North Vancouver known for their strong academic programs, experienced faculty, and diverse student populations.

Cons

The distance from the city centre is one of the drawbacks. Since Pemberton is farther from the busy downtown area, residents must travel further to get to the city's important services, businesses, and eateries. Pemberton is one of North Vancouver's highest costs of living, with some of the most costly real estate. Additionally, during the summer, when people swarm to the neighbouring parks and recreational facilities, the neighbourhood may become rather busy.
