Braemar

Braemar

Located above the Upper Levels Hwy and span all the way from just slightly West of Lonsdale all the way East to Lynn Valley. A lot of homes are perched on the hill and have spectacular views of the city, ocean and even out to Howe Sound! There are three things that really stand out about these two neighbourhoods, and that is the views, the surrounding forest and trails, and the big, beautiful homes! Braemar is a young neighbourhoods in North Vancouver. What I mean by young is that these neighbourhoods were later additions to the North Shore and most of the homes here were constructed in the late 80s and 90s.     The key difference between Braemar and Upper Lonsdale is that the homes in Braemar are bigger and sit on even bigger lots. The demographic here is made up of long-term residents- most of which are big families! Which would make sense considering a lot of these homes have 5 or more bedrooms. One of the special things about Braemar is that to the North of the neighbourhood, you are entirely surrounded by forest! Did you know?? Within these forests, you’ll find some of the best, world-renowned mountain biking trails in North America! Seriously! Any mountain biker you ask knows about “Mt Fromme” You’ll also find that there are a lot of cul-du-sacs here which offer a feeling of seclusion and privacy- something a lot of people appreciate up here!

Transit and Walkability

Transit systems run all the way to the top of Lonsdale and there is a bus route that runs directly along Braemar Road. By car, you are on the Upper Levels Highway in a matter of minutes, about 25 minutes to downtown, and 45 to the airport. Braemar is quite a ways up the hill. Although secluded and private, you are not within walking distance to any services or shops.

Schools

Braemar Elementary, Carisbrooke Elementary, and Argyle Secondary are all highly-regarded schools located in North Vancouver, with Braemar and Carisbrooke being elementary schools and Argyle being a secondary school for grades 8-12.

Cons

Braemar is situated on a hill, which can make it challenging for certain people to get about, is one potential drawback of living there. In addition, the area's real estate costs are generally greater than those in nearby North Vancouver communities, which can make it less affordable for certain locals. The region is also somewhat removed from the city, making it less practical for those who frequently commute to work or use urban facilities.
