Located south of Highway 1 west of Lonsdale and North of Queensbury Market. Like most urban neighbourhoods Grand Boulevard is centrally located. You are a short walk or drive to all the schools, parks, stores, gyms, and the best hiking trails. Not to mention a quick bike ride away from lower and central Lonsdale and even Lynn Valley. Very Easy Highway access as well. Consists of primarily detached homes. This neighbourhood has a bit of everything. From Heritage homes to new homes with a coach house. A wide variety of different styles, making every block in this neighbourhood unique. This neighbourhood tends to have an older demographic. The turnover in this area is very low. Due to being such a desirable area. A lot of friends I grew up with still own homes in the area.

Lynn Valley mall is just a few minutes away. Park & Tilford Shopping Center is also just down the hill. You can find numerous parks and even a small easy trail that is all just steps away. The Boulevard is truly North Vancouver suburbs at its finest you really got everything you need just steps away. Besides the actual Boulevard itself, there are some great parks in the neighbourhood. There is Ray Perrault Park. Here you will find a full-sized turf field, tennis courts, a playground, and generous green space. You can even see the fireworks from the corner of 15th and Grand Boulevard.
Transit and Walkability
Driving: 5-10 minute drive to Lynn Valley Mall, 20 minutes to Downtown, and 30 minutes to the airport. Public Transit: Main bus route goes up to Lynn Valley, down to Lonsdale Quay, West Vancouver, and even a line that heads straight Downtown. Cyclist-friendly thanks to the city of North Vancouver. You can easily ride to Lynn valley, Lonsdale, or even downtown with ease with many of the bike routes.
Schools
Queensbury Elementary and Brooksbank Elementary are both highly-rated schools located in the North Vancouver area. Sutherland Secondary (Grade 8-12)
Cons
As the area is close to a major street, there may be a lot of traffic noise, one of the biggest drawbacks is the noise level. Additionally, parking can be challenging, particularly during rush hours and at major occasions like sporting events or concerts. Furthermore, there aren't many options for public transit, which might make it challenging for people without cars to move around. Additionally, there aren't many green spaces or recreational possibilities nearby, and the neighbourhood is vulnerable to floods during periods of severe rain.
